Magnolia sits out on its own peninsula, wrapped by Puget Sound on one side and Salmon Bay and the Ship Canal on the other. Homes closer to the bluffs and shoreline take on salt air that accelerates corrosion of fasteners, staples, and metal trim, and it can stress paint films and caulking faster than homes set back from the water. Combine that with Seattle's long wet season and you get siding and trim that stays damp for extended stretches, which is exactly the condition wood-based and wood-fiber products struggle with. Moss and algae find a foothold anywhere shade, moisture, and organic material sit together — north-facing walls, areas under tree canopy, and roof valleys are the usual trouble spots. Left alone, moss holds moisture against the siding and roofing surface and can work its way under lap joints and shingle edges over several seasons.

King County's building stock includes a lot of older homes, and Magnolia is no exception — plenty of houses here are decades old, which means original siding, aging trim, and roofs that have already been through multiple wet-season cycles. That combination of age and exposure is where we see the most siding failure, roof wear, window seal breakdown, and deck rot when we're out doing estimates in the neighborhood.

Why we only install James Hardie fiber cement siding

We made a decision as a company to install James Hardie fiber cement siding exclusively, and we don't install vinyl, LP SmartSide, or other wood-fiber or composite products. That's not a marketing angle — it's because of what we've seen happen to those materials in exactly the kind of climate Magnolia sits in. Wood-fiber siding products can absorb moisture at cut edges and fastener points, and once moisture gets in, swelling and deterioration follow, especially in a marine climate with long damp stretches and salt air in the mix. Vinyl siding can look fine for years but doesn't hold up the same way against sustained wind-driven rain intrusion at seams and penetrations, and it doesn't offer the same fire performance or long-term dimensional stability.

James Hardie fiber cement is non-combustible, resists moisture-driven swelling and rot, and holds its factory-applied ColorPlus finish far longer than field-painted alternatives — which matters when your home is a few blocks from saltwater and getting hit with the extra weathering that comes with it. Hardie's HZ5 product line in particular is engineered for climates with more moisture exposure, and it's what we spec for Magnolia and the rest of our Seattle service area. The finish resists fading and chipping, the material won't feed moss and mildew the way organic wood fiber can, and the transferable warranty backs it up if you sell the home down the road.

Roofing, windows, and decks built for the same conditions

Siding is only part of the picture. A roof in Magnolia needs to shed sustained rain and resist moss colonization in shaded valleys and north slopes — proper flashing detail, ventilation, and material choice all matter more here than in a drier inland neighborhood. Windows take on wind-driven rain directly, so seal quality and flashing at the rough opening are what actually keep water out over time, not just the window unit itself. Decks exposed to the same rain and salt air need materials and fastening details that won't trap moisture against structural framing, especially on decks that see partial shade or sit close to grade.
